"The Bones" - We inspect from top to bottom. From the roof
system/attic down to the basement, crawl space, & substructure to
identify possible structural deficiencies.
Roof- A complete inspection of the roof covering,
accessories-chimneys, and flashing to identify type, styles, proper
installation, & possible deficiencies of the materials and roof life.
Electrical - We diligently inspect the electrical system from it's
entry point (from the pole to the service entrance) to the distribution
panel, switch gear & main. Then through the circuit wires into the homes outlets, light
fixtures and major components to ensure safe and proper installation.
Plumbing -The home's plumbing is visually inspected from its source
of entry (city or well) through the water distribution plumbing & hot
water heater to the interior/exterior water features to
the waste lines and vent stack piping for identification,
operation, & possible deficiencies. Wells are visually inspected as is the home's
water for flow, possible odor and discoloration.
If there is a sump pump present, it will be tested to ensure
that it is operational.
HVAC - Whether the home has a
furnace, heat pump, radiant heat, hydronic, baseboard or wall
units, the heating & cooling system is inspected and tested for
efficiency & deficiencies.
Other inspection points-Other inspections points include room to room, the property surrounding the house and several interior and exterior components as well.
